Landlords are legally responsible for the safety of their tenants. Landlords should make sure maintenance and annual safety checks on gas appliances are carried out by a Gas Safe registered engineer. Landlords Responsibilities

 

We are highly experienced installing, repairing and maintaining a wide range of heating and plumbing appliances for landlords. This means that we can deliver a swift and efficient service, without compromising on quality.  As a landlord you have a duty of care to ensure:

  • Pipe-work, appliances and flues are maintained in a safe condition.

  • All appliances and flues have an annual safety check.

  • Maintenance and annual safety checks are carried out by a Gas Safe Registered engineer.

  • All gas equipment (including appliances left by previous tenant) is safe or removed before re-letting.

  • A gas safety record is provided to the tenant within 28 days of completing the check or to a new tenant upon moving in.

  • A copy of the gas safety record is kept for two years.

Gas Safety Inspections (Formally Known As CP12's)

Did you know the law states that gas inspections must be carried out by a qualified and Gas Safe Registered engineer on all gas appliances within a Landlord’s property every 12 months or when a gas appliance is serviced, checked or maintained?  We undertake checks on the gas appliances and then record and issue a Landlord Gas Safety Certificate.  The Gas Safety Certificate includes:

  • A description and location of each appliance/flue checked

  • The name, registration number & signature of the engineer who did the gas safety check

  • The date the check was carried on

  • The address of the property where the appliance/flue is installed

  • Your name and address, as landlord of the property (or that of your agent)

  • Any safety issue that causes concern and the steps required or taken to solve them

  • Confirmation of the results of the operational safety checks carried out on the appliances

 

Legionnaires' Risk Assessments

Landlords have a duty of care to ensure that the risk of legionella exposure to tenants, residents and visitors is properly assessed and controlled.  Health and safety law requires that landlords carry out risk assessments for the bacteria that cause Legionnaires' disease and then maintain and control measures to minimise the risk. Most rented premises will be low risk but it is important that assessments are carried out and control measures introduced.  The bacterium is naturally present in water and soil, but increased levels can be harmful. 

Did you know that it is estimated that Legionnaires' disease is the cause of between 2% - 9% of pneumonia cases that occur in the community?

 

We validate the temperatures; Hot water storage cylinders (calorifiers) should store water at 60°C or higher – this kills Legionella bacteria

 

  • Hot water should be distributed at 50°C or higher (thermostatic mixer valves need to be fitted as close as possible to outlets, where a scald risk is identified).

  • Cold water should be stored and distributed below 20°C. – this discourages it from growing

 

The bacteria grows when water is re-circulated, there is rust, sludge or slime present or water temperature is between 20 to 45 degrees. 

 

We use our experience and expertise to help you fulfil your duty as a landlord by undergoing a legionella’s risk assessment.

 

We strongly recommend running your bath, sink taps and shower regularly, especially if you’ve been away.  Just run the water for a minimum of five minutes before using them.

 

The assessment checks the water system and pipework that runs within the property.  The risk assessment certificate is valid for two years unless a significant change has been made to the water system and or use of the building has changed.
